Hubbards







I truly love this area of Nova Scotia. I call it &quot;The Gateway to the South Shore&quot; A gateway to maritime heritage and the roadway to coastal living. But there is more than just seaside shanties and lobster fishermen in this beautiful little spot. The Aspotogan Peninsula, is home to some world class cycling, ocean faring adventure, hiking trails, unrivalled beaches and locally sourced, culinary delights. It is also, my home. 


I moved to the Hubbards area permanently with my family in the spring of 2022. It was a dream for my family and I to make this move at some point. Before then, we had been spending our summers on Fox Point Lake since we arrived back home in 2012. It is also where my partner spent her childhood summers. She used to talk about and share stories of her childhood in Hubbards and on Fox Point Lake all the time before we made the move. She would say, &quot;I can’t wait for you to see and experience the lake&quot; When I first visited upon our arrival back home, it did not disappoint and I instantly understood why she loved it so much.


When the opportunity came to make the move, we jumped at it. We sold our house in the city and bought our dream on the lake. Since that fateful day back in the winter of 2022, we have never looked back. I know, I’ve shared this story before but it is only to reiterate how it was all worth it. Hubbards was worth it; IS worth it.


 


Hubbards


Nestled at the top east corner of the picturesque Aspotogan Peninsula in Nova Scotia, Hubbards has seen many changes over the decades (centuries?) including but not limited to fishing, lobstering and logging. Today, Hubbards is a popular summer destination with cottages, inns, campgrounds, activities, beaches, restaurants and of course, it’s iconic Shore Club. Nova Scotia’s last great dance hall. Hubbards is an idyllic destination and a fantastic place to explore, reside and create unforgettable memories. 


Hubbards boasts a captivating landscape with pristine beaches, rugged coastline, and lush forests. Crystal-clear waters, like Queensland Beach and Hubbards Beach, invite you to relax, swim, or partake in water sports. For nature enthusiasts, the Aspotogan Peninsula offers scenic hiking trails, such as the Rails-to-Trails system, where you can immerse yourself in breathtaking panoramic views of the Atlantic Ocean but, what truly sets Hubbards apart is its close-knit and welcoming community. Hubbards Farmers' Market


Located at Hubbards Barn and held every Saturday during the summer and fall season, this market offers an opportunity to support your local artisans, farmers, and vendors while experiencing the local culture. Various community events, festivals, and concerts throughout the year ensure there's always something happening for residents and visitors alike.






Rosa Rugosa 


Situated in the heart of Hubbards, Rosa Rugosa is a charming café and bakery that embodies the essence of local and seasonal cuisine. Indulge in their freshly baked goods, artisanal bread, and delectable pastries. The café also offers a cozy atmosphere where you can savor a cup of locally roasted coffee. 


Hubbards Sailing Club 


The Hubbards Sailing Club located just off the 329 as you come down from Hubbards, is an amazing, not-for-profit organization that has become a pillar in the community. Kids from all over attend sailing classes here every summer. Kids on summer break, local residents and visiting friends Sailing programs are usually taught by students of the sailing program themselves. My kids have been experiencing sailing ever since we moved here and they love it. I keep telling them, &quot;This is something that, as you get older an meet more people, most of your friends will have never experienced So take advantage. Side note, they were racing boats on their own by the end of the first week. 


Aspotogan Ridge Golf Course 


The Aspotogan Ridge Golf Course is a beautiful, nine-hole executive golf course with luscious greens and rolling hills. Located just off of Hwy 329 a few short minutes from the centre of town. The Apsotogan Ridge Golf course is a great opportunity to spend a couple of hours outside taking in the sights and sounds of nature while whacking away at your little ball. 


Black Harbour Distillers 


For those who appreciate fine spirits, a visit to Black Harbour Distillers is a must. Specializing in small-batch, handcrafted spirits made with locally sourced ingredients. Sample their premium spirits, including their many flavoured vodkas such as Strawberry Shortcake, Moon Mist, Toasted Marshmallow and Blueberry. Fancy gin? They have you covered with their 329 Gin and let us not forget about the rum Their 902 rum is the perfect &quot;day-rum&quot; as coined by a dear close friend. The distillery also offers a charming tasting room and an expansive, sunny patio where you can relax and enjoy the unique flavors of their creations. Visit Black Harbour Distillers when you are in town and take in some of the live music you can often find there on a sunny and warm weekend. 


The Savary Plate and The Savary Pit 


The Savary Plate is located in the old Hubbards mall, and they serve some of the most delicious breakfast I have ever had and their gourmet, home made chocolate chip cookies are the size of dinner plates and taste like melted gold, sprinkled with ferry dust. To. Die. For. And the Savary Pit, on-site at Black Harbour Distillers, offers up fresh takes on old BBQ classics The Savary Plate has been a pillar in the community always hiring and working with its youth.  They are also one of the few eatery’s to remain open during the winter months so if you ever find yourself in Hubbards during the cold winter months, order up one of their famous Dill Pickle pizzas and cozy up by the fire 


Tuna Blue 


Tuna Blue captures a little bit of everything in Hubbards. From it’s perch up on the hill overlooking Hubbards Cove serving up some delicious pub fare to the beer garden down below serving crisp, cold local beverages on those warm summer days. You can arrive by bike, car, boat or paddleboard Looking for a place to spend the night?  The Tuna Blue Inn offers a selection of well appointed suites for you to catch some much needed rest. 


Trellis Café 


The Trellis Cafe is a culinary gem known for its innovative dishes and use of local ingredients. The café sources fresh produce from nearby farms, ensuring that each dish bursts with flavor and quality. With a menu that changes seasonally, you can experience a variety of culinary delights, from creative salads to mouthwatering seafood dishes.

Be sure to stop in and say ‘hi’ and order some curry And of course, this blog entry wouldn’t be complete without a nod to the Hubbards Campground owned and operated by the Harnish Family (a local family going back generations in the Hubbards area). Hubbards Campground is booked solid every year by transient and full time campers and is home to one of the most beautiful beaches in the area (more on that further down). It is also the location of the very popular Moonshine series.

The Aspotogan Peninsula is a paradise for outdoor enthusiasts, offering a plethora of trails that cater to biking, hiking and four-wheeling adventures. Whether you prefer the quiet solitude of a scenic bike ride, the adrenaline rush of off-road exploration on a four-wheeler or the peace and quiet of a walk through the trees, the area has something to offer for everyone. Here are some notable trails to explore:


 


Hwy 329 






Hwy 329 around the Aspotogan Peninsula is renowned among cyclists for its scenic beauty and cycle friendly roads. Hwy 329 offers breathtaking coastal views, rolling hills and a tranquil atmosphere. The road is attractive to cyclists as the traffic is light allowing for a safer ride and being unimpeded by constant passing traffic. Down along the southern point of the peninsula you can take in the awe inspiring views of Northwest Cove and Bayswater Beach. Feeling hungry and thirsty at the ‘turn’? (Blandford) Stop in at The Deck and grab a quick bite and beverage. Feeling adventurous? There are plenty of side roads and trails for you to explore off the 329 as well. Don’t feel like riding a bike but still want to take in the sights? Drive (that’s what I do). 


Rails-to-Trails 


The Rails-to-Trails system is a network of former railway lines that have been transformed into multi-use trails. These well-maintained and relatively flat trails provide an excellent opportunity for biking enthusiasts to enjoy the stunning natural beauty of the Aspotogan Peninsula. The trails wind through picturesque forests, charming communities, and offer breathtaking views of the coastline. These trails are used by cyclists, hikers and ATVs. Use caution when you are on the trails and respect other peoples use of the trail. 


Castle Rock Trail 


Located near the community of Hubbards, Castle Rock Trail offers an exhilarating experience for all who use it. This trail takes you through rugged terrain, dense forests, and provides stunning panoramic views from the summit of Castle Mountain over looking the ocean. It offers a thrilling and challenging experience, showcasing the natural beauty of the area and providing an unforgettable adventure. The trail ranges in difficulty from Easy – Moderate – Difficult. I took my 10- and 11-year-old who do not have a whole lot of experience in hiking and they did just fine. 





But there is more 


Hubbards serves as an ideal base for exploring the wider region. Take a scenic drive along the iconic Lighthouse Route, visiting nearby attractions like Peggy's Cove, Lunenburg (a UNESCO World Heritage Site), and Mahone Bay. These destinations offer a wealth of historical sites, charming boutiques, art galleries, and delectable restaurants. 






The Beach is that way…


Unbeknownst to many outside the province, Nova Scotia is home to some world class beaches. It may not be the type of beach destination you are looking for in the cold months of winter (unless you like to ride the waves at Lawrencetown) but during those loooong, hot summer days in July and August, our beaches with crystal clear waters and sandy bottoms are a hot destination No pun intended. And the best part? Hubbards is in close proximity to three of the most stunning beaches Each one offering its own unique charm and natural beauty. 






Queensland Beach 


This picturesque beach is known for its pristine sandy shoreline and crystal-clear waters. It's an ideal spot for beachcombing, sunbathing, and swimming. But this is a VERY popular destination for city dwellers who are looking to spend the day lounging and frolicking as it is not too far from the city. So get there early and make a day of it 


Bayswater Beach 


Bayswater is located right at the most southern tip of the Aspotogan Peninsula. It is an expansive sandy beach offering breathtaking views of Mahone Bay. Bayswater Beach is known for its soft white sand, gentle waves. The water is a little bit cooler as it is exposed to open North Atlantic but it is shallow and a hot day, it’s a great place to cool off. Bayswater is sometimes overlooked because of it’s location and so tends to be a little less busy then Queensland. The beach is perfect for picnicking, beach volleyball, or simply relaxing while enjoying the panoramic vistas of the bay. 


Hubbards Beach 


Located right in the heart of Hubbards, Hubbards Beach offers a convenient and accessible coastal escape. This family-friendly beach is great for swimming, building sandcastles, and enjoying a day in the sun. With its close proximity to amenities and Hubbards' vibrant community, it's a popular spot for both locals and visitors.

In Nova Scotia, easements and rights of way are quite common, especially the further away from Halifax you get. Many properties are land locked and are only accessible by a right of way via an easement over another property. While I can provide you with a general understanding of these concepts, it's important to note that specific laws and regulations may vary, and it's always advisable to consult with a qualified legal professional for accurate and up-to-date information.


What is an Easement?


An easement is a legal concept that grants certain rights to individuals or entities over another person's land. It is the right to use the property of another for a defined purpose while leaving the actual ownership of the property unchanged. It is important to note that a &quot;Right of Way&quot; is a type of easement. All &quot;Right of Ways&quot; are easements but not all easements are &quot;Right of Ways&quot; 


What is a Right of Way?


So, what is a Right of Way? A &quot;Right of Way&quot; allows someone to cross or travel over a parcel of land that is not owned by them to access another property. For example, I own a house that is next to a lake but with no direct water frontage. However I can still access the lake over my neighbour's property with the use of a Right of Way over their land to access the lake. Another very common example of a &quot;Right of Way&quot;: if a landlocked property does not have direct access to a public road, the owner of that property may have a right of way over a neighboring property to reach the road.


Rights of way can be established in various ways. They may be created through a written agreement between the parties involved, such as a contract or a deed. Sometimes, they are designated by law to ensure essential access or public use. The specific terms and conditions of a right of way, including its purpose, limitations, and any necessary maintenance responsibilities, are typically defined in a legal document or agreement. What's important to remember here is that details matter in your defined use and if you have been approached or want to approach a property owner about a &quot;Right of Way&quot; it is always advisable that you speak with your lawyer and have them review before anything is agreed upon.  The creation, modification, or termination of easements and rights of will involve various legal requirements and procedures. 


Finally, while the holder of a right of way has the legal authority to use the property for whatever purpose is defined, they must generally exercise that right in a manner that does not unreasonably impede or interfere with the rights of the property owner. Vice versa, owners of the land that the easement exists on should not unreasonably impede or interfere with access to the &quot;Right of Way&quot;



Utility, drainage and conservation easements


These easements grant utility companies the right to install and maintain utility lines, such as water pipes, power lines, or telecommunications cables. While drainage easements allow surface water to flow across a property, preventing flooding or water damage and conservation easements are used to protect environmentally significant areas or historic properties. They restrict certain uses of the land to preserve its conservation value.


Structures


When determining the &quot;defined use&quot; (In the context of property law, it can refer to the specific activities or functions allowed within an easement or right of way) of your easement, details matter. The ability to build a structure on an easement or right of way depends on the specific terms and conditions outlined in the legal document or agreement establishing the easement or right of way. Remember, the Grantor owns the land in which the easement resides therefore, the easement is typically for a specific purpose and does not include ownership or possessory powers.


In some cases, the terms of the easement or right of way may explicitly permit the construction of structures, such as a bridge, fence, utility shed, garden suite or utility infrastructure. However, even in such cases, there are often restrictions and limitations on the type, size, and placement of the structures to ensure they do not unreasonably interfere with the rights of the property owner.


Common restrictions or limitations on the construction of structures on easements or rights of way can vary depending on the specific terms and conditions outlined in the legal document or agreement establishing the easement or right of way. Below, are some general restrictions or limitations that are often imposed:


Size and Type of Structures: The agreement may specify the maximum size, height, and type of structures that can be built on the easement or right of way. This helps ensure that the structures do not obstruct or interfere with the intended use of the easement or right of way.


Maintenance and Access: The agreement may require that any structures built on the easement or right of way be properly maintained by the owner of the structure. However, since the road exists to provide access to and from multiple properties, the maintenance and regular upkeep of the road typically falls to the property owners with rights to the road easement. 


Here are some benefits to a private road easement:


Access to Landlocked Properties: A private road easement provides access to landlocked properties, allowing residents to enter and exit their properties from public roads.


Utility and Maintenance Access: It allows for the installation and maintenance of utility lines, such as water or sewer lines, and provides a legal right of way for necessary maintenance activities.


Shared Responsibility: Private road easements are often shared among multiple property owners, distributing the responsibility for maintenance and use of the road.


Legal Right of Way: It provides a legal right of way for the construction and use of a shared private road, ensuring that property owners have the necessary access to their properties.


Of course, there is always a list of drawbacks too, see below:


Maintenance Responsibility: Shared private road easements often require all parties to contribute to the maintenance and repair of the road, which can lead to disagreements and financial burdens.


Limited Control: Property owners with private road easements may have limited control over the use and maintenance of the road, as decisions often require agreement among multiple parties.


Liability: There may be potential liability if someone is injured on the private road due to poor maintenance, and property owners may be held responsible.


Complex Agreements: Establishing and adhering to private road maintenance agreements can be complex and lead to disputes among property owners.


Conclusion

Nobody Has a Crystal Ball


But using previous market trends and up to date industry reports, we can make educated guesses at what may happen as we move through 2024.


The winter months are always slow. Inventory is low, buyer interest is lower, sales are down and the average purchase price tends to slump. The market gradually builds steam as we head through February and March. The days get longer and warmer making house hunting easier and more comfortable. Buyers start returning to the market and home owners get some much needed spring cleaning taken care of while preparing their homes for the market. Looking back as far as I can go with the tools I have, it's like clockwork: the market peaks in late spring/early summer every year. In the past two years alone, there has been between a 10-15 percent drop from the peak average price in late spring/early summer to the end of the year. Those trends indicate an active spring.


Now that we are familiar with the trends in the market, what information should we consider in today's market?


Interest Rates 


Inflation in 2022 was out of control. The government intervened with rising interest rates in an effort to slow and bring down inflation. This worked to cool the housing market too. However, in spite of the higher interest rates, our average purchase price still managed to creep up. We are up 4.87 year over year and inflation has come down. As the government continues to work to get inflation under control, it is expected that interest rates will start to come down. In fact, they already have in some 5 year fixed rates.


Inventory


As of December 2023, our Months Supply is at two months. What is Month's Supply? I'm glad you asked Months Supply is a metric that represents supply and demand. How it works: If we had ninety listings and we are selling thirty homes a month, we would have three months of supply (90/30=3). Anything under three months is considered a Seller's Market and between three to six months is a Balanced Market and as you may have guessed by the time you read this part, anything over six months is a Buyer's Market.


Let's put things in perspective, in 2019 we were at three months supply and then as we head into the pandemic and historically low interest rates, that metric shrinks to 1.3 in 2020 and then 0.5 in 2021. In 2019, there were approximately 1,129 homes for sale as of December compared to December 2023 where there were only 647. This is what is contributing to the year over year increase on average purchase price.  It is also worth noting that even though we were a balanced market in 2019, the average price increased by 10.27. Every year since then, we have seen gains in the average purchase price. Limited supply has created an environment where there is still upwards pressure on home values, especially in the Spring and despite higher interest rates.


Buyer Demand


In a recent article printed by The Canadian Press, it is reported that the large increases to immigration have affected housing affordability and services. This report also went on to suggest that as of 2022, housing construction had not kept up with the pace of population growth. By the third quarter of 2023, the country's population grew by more than 430,000; the fastest pace of population growth in any quarter since 1957. Here in Nova Scotia, there were 30,000+ new people to the province by October 2023 (either from immigration or migration).


Locally, many buyers who were sidelined or timid about the higher interest rates and decided to step back from the market to 'wait and see' are currently paying high rental rates. As interest rates start to come down, we could see these buyers return to the market.


50 of the market activity is happening in the $300,000 - $500,000 price range. At this price point, sellers are still seeing aggressive, multiple offers on their homes and they are usually sold within a few days. Why is this price range so attractive? Because while the higher interest rates did work to cool the market overall, the fundamental issue of a lack of supply still remained. These higher interest rates pushed the remaining buyers down to a lower price bracket. What will happen once the rates start to come down?


2024 Outlook



Buyers


While we are still in a Seller’s market, we’ve had more inventory available than in the last three years. Higher interest rates have meant more buyers are choosing to rent and sit on the sidelines. As soon as rates start to subside, demand will go up and supply will deplete increasing that average purchase price further. Get ahead of the game and get into the market before everyone sitting on the fence, jumps off.


Sellers


It's still a Seller’s market. We have extremely low inventory. While I don’t know what listing activity will like be this year in comparison to others, I anticipate that there will be an influx of activity and am not sure if buyer demand will keep up. What I do know is that it is currently still possible to get good value for your home because there are only 2.5 Months of supply. Also, prices are 5 higher than a year ago. There are only 647 homes for sale and Sellers are still getting on average, 100.7 of their list price. Not so bad, right?


conclusion


We should expect the same peaks we see every year as we head into spring. More inventory will come on the market along with buyers and the number of sales will increase along with the average purchase price. It is clear that there is a supply issue and this will impact the market. What we don't know for sure is what will happen with the interest rates and if or when they do come down, how much of an impact will that have on demand. We can speculate but we don't have a crystal ball.
